Denton's unique housing stock

Why Denton paint jobs are different.

Denton has some of the most varied housing stock in North Texas. Within the city limits you'll find: 1910-1940s Craftsman and Foursquare bungalows near the historic Square (requires flexible masking and careful prep on original woodwork), 1950s-70s ranch homes in the University neighborhoods (often the first paint job in decades), 1980s-90s brick with minimal wood trim, 2000s suburban in newer areas like Robson Ranch, and active new construction throughout the Rayzor Ranch corridor.

Each of these requires different prep, primer choices, and application methods. On historic homes near the Square, we take extra care with original moldings and use oil-based primer on any bare wood before topcoating. Robson Ranch (55+ active adult community) specifically requests low-VOC paints — we stock them as standard.

Denton-specific challenges

What affects paint jobs here.

Heat and UV: Denton averages 229 sunny days/year and summer temps regularly hit 105°F. Exterior paint needs to be rated for Texas UV — we use Sherwin-Williams Emerald Exterior or Duration as our standard (both have lifetime warranties). We don't use budget exterior paint on Denton homes; the UV degradation within 2 years makes it false economy.

Cedar siding: Many Denton ranch homes have cedar or T1-11 siding that bleeds tannins through paint. We always prime with a shellac-based primer (Zinsser BIN) on bare cedar before topcoating. Skipping this step is why you see brown bleed-through on DIY repaints.

High humidity + heavy AC use: Denton's humidity swings cause wood expansion/contraction. We caulk all seams with paintable elastomeric caulk that moves with the wood, not rigid acrylic that cracks.

Denton neighborhoods served

Areas we paint every week.

Historic Downtown / Oak-Hickory District: Older homes, detailed trim work, restoration-quality paint jobs. We're careful here.
UNT and TWU area: Mix of rentals and owner-occupied. Landlord refreshes and full repaints both.
Robson Ranch: Active adult community. Low-VOC paint, clean work, respectful of the community rules.
Rayzor Ranch / Vintage: Newer construction, mostly interior refreshes as homes age.
Pecan Creek, Sycamore: 1980s-90s neighborhoods, frequent exterior repaints as original paint fades.
Ryan Place, Heritage: Newer subdivisions, families, interior whole-house repaints.

Common questions

Frequently asked.

Yes, it's a specialty. Historic woodwork requires different prep (shellac primer, flexible caulk, hand-brushed trim) and we're experienced with Denton's historical guidelines. We don't rush old homes.

Sherwin-Williams Emerald (interior and exterior), Duration (exterior), and Aura by Benjamin Moore for interior premium work. We don't use builder-grade paints — they don't hold up in Texas heat.

With proper prep and premium paint: 8-12 years. With budget paint and skipped prep: 3-5 years. We put this in writing with a 2-year labor warranty on all exterior work.

Yes. We bring a spectrophotometer to the estimate and can match any existing color exactly. Useful when you're repainting one room and want it to match adjacent painted rooms.
